Kerala Land Records: Land Records are basically the documents that are maintained by a designated department of the state government. These documents basically keep the record of various information related to the land such as ownership, sales deep, map, survey details, etc. In the state of Kerala, the Directorate of Survey and Land Records maintains the complete data related to land and surveys in the state. Kerala Land Records are maintained digitally through an online portal for the ease of the Government and users.

To bring transparency to the land record system, the Central Government has digitized the whole land record system across the country. The government started the campaign  Digital India Land Records Modernisation Programme (DILRMP) under which the land records system will be digitalized in each and every state of the country. Along the same line, Kerala has also introduced an online platform to provide online services related to the land record systems in the state.

It is an online survey data directory of the Kerala Government that facilitates citizens and other users to access information regarding the state land records about the concerned department. All these land and survey details and information are recorded and managed by the Directorate of Survey and Land Records of the Government of Kerala. This portal not only allows users to access land records data but also provides them with an opportunity to purchase the data available such as maps, survey data, and registry. statements etc. For this users have to make payments using the online payment method.

Objectives of Digital Land Records/ e-Rekha portal

There are basically three objectives behind the launch of the e-Rekha portal.  These are as follows-

  • To provide digital access to all the land records and survey records to the stakeholders mainly land owners anytime and anywhere.  
  • To preserve and archive the land records digitally so that the interests of various stakeholders can be protected.
  • To provide an online facility to check survey records so that transparency on land transactions can be ensured.         

How to Check Kerala Land Records on e-Rekha?

The e-Rekha portal is a one-stop for finding all the land and survey records of the state. Users can search land records related to old surveys or preliminary records, re-survey records, and district maps through this portal. In this section, we have provided a step-by-step process to search all the aforesaid land records. Have a look-

Old Survey Records

  • Step 1- Open Kerala Land Record online portal- erekha.kerala.gov.in.
  • Step 2- Click on the “File Search” option given on the navigation panel.
  • Step 3- Hit the Old Survey Records option.
  • Step 4- The search panel will open.
  • Step 5– On this page, you have to enter the asked information- Select Maps, Registers, district, Taluk, village, block no., and survey no.

  • Step 6- Click on the Submit button.
  • Step 7- Desired information will open.

Re-survey Records

  • Step 1- Open e-Rekha portal.
  • Step 2- Click on the Search File tab and select the “Resurvey Records” option.
  • Step 3- The Resurvey Records search page will open.
  • Step 4- Fill in the following information- Maps, Registers, district, village, Taluk, block no., and survey no. in the space provided.
  • Step 5– Hit the submit button and re-survey records will open.

District Maps

This search option provides users with a glimpse of the district map.

  • Step 1- Open the official portal.
  • Step 2- Click on the Search File menu shown on the navigation panel.
  • Step 3- Now new page showing various search options will open.
  • Step 4- Click on the District Maps link.
  • Step 5– Now select the respective district from the drop-down menu.
  • Step 6- Click on the Submit Button.
  • Step 7- Preview will open. In case you are unable to see the preview, then you can contact the concert authority of the Kerala Land Information Mission. The contact information is provided at the end of this article.

Note: Users are advised to keep all the land details ready with them to check land records on the online portal.

Procedure to download Kerala Land Record

The portal also allows users to download the land records details they have searched. After searching any of the aforementioned land information, users can follow the given steps to download the search results-

  • Open the official portal and hit the File File Search page.
  • Click on any of the search options and provide all the information as required.
  • On filling in the details in each field, click on the Submit button
  • The result will be displayed on the new page. Along with the result, a preview (that includes a thumbnail of the searched document) will also appear.
  • You can also download the original record and to download the same you need to click on the “Checkout button” given on the same page.
  • Now, you have to enter the login details that you get after registration on the portal. The registration process is also provided below. Those who wish to sign up can check it.
  • After logging in, you have to verify the details. The fee to download the document will also be displayed on this page.
  • Hit the continue button.
  • Verify all the details. You must take a screenshot or save the transaction number for further correspondence with KLIM.
  • Hit the Proceed to Pay link. On clicking this link, you will be redirected to a new page i.e. E-treasury page.
  • Select the respective bank and make payment of the fee using any of the online payment methods.
  • On successful payment of the fee click on the Download page and safely retain the document you have requested for.

How to Register on e-Rekha?

To avail services related to Kerala Land Records available on the e-Rekha portal, citizens can register on it. The registration process is simple and they can keep all the necessary information handy before starting the registration process. After registration, they can log in anytime and avail of the services.

The step-by-step registration process is as follows-

  • Step 1- Open the official portal of e-Rekha- erekha.kerala.gov.in.
  • Step 2- Click on the Sign-Up option given on the left-right side of the page above the navigation panel.
  • Step 3- The registration page will open.
  • Step 4- On this page, fill in the following details- name, email address, password, address, mobile number, pin code and captcha code.
  • Step 5- Click on the register button. On successful registration, you will get the sign details.

How to Apply for Kerala Land Records Document Verification?

Using the e-Rekha portal, citizens can also apply for document verification. The online verification process is given under

  • Visit the official portal of e-Rekha.
  • On the homepage click on the ‘Verification’ option given on the navigation panel.
  • Application form for verification will be displayed.
  • Fill in all the details which include- Name, address, email, office phone, mobile no, district, taluk, village, block no., document type, survey number, purpose and other details.
  • Upload the document to be verified. Upload the document in pdf format.
  • Fill in the captcha code in the provided space as given
  • Click on the submit button to complete the verification process.

Survey Records and Fee

There are various types of survey records and to get these records from the government, citizens have to pay a specific amount of fee fixed for the particular record. Check the types of records and fees charged mentioned in the table below-

Kerala Land Record Catalogue

This option on the online portal provides users access to online FMB Data and a List of settlement data. The following procedure can be followed to check the Record Catalogue-

  • Navigate to the official portal.
  • Click on the Record Catalogue link given on the homepage.
  • Select the appropriate option from the two aforementioned links.
  • The list as per the search option will open.
  • For a detailed view of the result click on the village and block option of the respective district/ taluk.
  • The district-wise details will open.
  • For further information again click on the detailed view link.
  • Finally, the details at the block level will open.
